When selecting a contractor for a seemingly simple task you should know that "Licensed and Insured" stated on a magnetic sign doesn't necessarily mean they are fully covered. Anyone and I mean Anyone; No matter what level of ability can go to a local annex and get a $22 occupational license. After aquiring an occupational license all they have to do is get liability insurance. Hense the term "Licensed and Insured"  Let us explain to you what liability insurance is. It is not workmans compensation. Liability insurance covers the destruction of property on a job sight and the injury of bistandards, not employees. Ask your contractor to have both his liability and workers compensation carrier fax or e-mail you a policy in your name. This usualy can be done within 5 minutes to an hour. If the contractor tries to explain it away then you have a problem. Another common thing that will happen is the owner of the company will present you with a workers comp exemption card. The owner of a corporation and two other officers can elect to be exempt. This is legal. However if you are approached with this situation then quite simply ask about the other crew members on the job sight. If they cannot show coverage than YOU are liable for any injury sustained on your property. Last thing we need to go over is the term "Licensed Contractor" Occupational license does not mean licensed to build. Most counties in the Great State of Florida require that you at least hold a Residential Building License to build a structure over 36 inces off the ground.Your builder should qualify by either being Licensed his or herself or be in a legal joint venture with a qualified contractor. A usual tell tail sign of an unlicensed contractor is when the person you have selected tells you that you have to pull the permit yourself. We are not out to hurt the competition; just to educate the public as well as up and coming businesses. About 50% of licensed contractors have never picked up a hammer or level. If you are impressed with the company you have chosen  then make sure they are qualified or have joint ventured with some one who is.
